Space Next Door ("SND") takes the maintenance of trust and security within our community very seriously. Hence, we are taking this opportunity to publish our standards and values for all members to share. SND offers a number of elements to support the development of trust and security amongst our users.

📍 SECTION 1: SAFETY

As a community, we are very focused on the safety of all of our members. To achieve this, we require everyone to work towards a safe, secure environment for all.

Read Carefully

Look at the profiles and review of Hosts before you book. Ensure that they have verified phone numbers and are connected to social networks.

Please read the Host’s description of their listing along with their house rules so that you fully understand what they want and what they are offering. Please also make sure that you have read and understood the host's cancellation policy before making a reservation too.


  • Pay and communicate on SND

Paying or communicating with Hosts outside our system makes it more difficult for us to protect your personal information and puts you at greater risk of fraud and other security issues. For this reason, we prohibit paying for a reservation outside our Site in our Terms of Service and discourage communication outside our messaging system.

We strongly recommend that you use our messaging system before a booking to confirm details about features, access, house rules and other Users who may be sharing the space. You can also use it to make arrangements for moving in to your space.


  • Set clear expectations

It is always a good idea to speak with the Host about what you intend to do with the space and what you can expect after you move in. If you don’t feel right about a reservation, we suggest that you find another space. If a communication with a Host makes you feel uncomfortable or you need help during your reservation, let us know.


  • Please be considerate

Whether you're still looking for the perfect listing or are already on your way, being a considerate guest matters.

Remember: In an emergency situation, or if your personal safety is threatened, contact local police or emergency services immediately.

  • Ensure that the space you occupy is hazard free

Neither you nor the Host should keep any of the following items in your space:

  • weapons or munitions,

  • illegal or stolen items,

  • chemical, flammable, explosive, odorous, moldy, toxic, contaminated or perishable material,

  • radioactive material or

  • animals, plants, food or perishable goods

You should not do anything that may increase the likelihood of a fire or impede escape in the event of emergency.

In addition, the Host as the owner of the property, is entitled to set the access, terms and conditions of rental.


  • Harming yourself or others

Acts, threats or planning of physical or sexual violence are crimes and are not tolerated in our community. Members of dangerous organizations, including terrorist, organized criminal and violent racist groups, are not welcome.

📍 SECTION 2: SECURITY

Our community shares its space with other members. Whether you’re a host or a guest, you should expect to feel safe and secure. We also ask you to respect other community members’ property and information.


  • Theft, vandalism, or extortion

Do not take or damage property that belongs to others or make use of their property without permission. This includes making copies of keys or taking access codes. In most jurisdictions, it is illegal to make and keep copies of identity documents, stay on in a listing after your stay is concluded or threaten anyone with bad ratings or negative publicity or harm to obtain compensation or other benefit.


  • Spam, phishing, or fraud

You should not make transactions outside of SND’s payments system, commit credit card fraud or attempt to launder money through the Site. Using SND to drive traffic to other sites or market unrelated products; diverting payments meant for others; or making false claims against other members are similarly not welcome in our community.


  • Home safety

Your safety is always a priority. If a Host finds that a guest is breaking one of the House Rules that has been set or if you have made the Host feel unsafe through your actions, the Host may decline your reservation request or cancel an existing reservation.


  • Before you make a reservation

We encourage you to take advantage of the safety features that we've provided to give you peace of mind and help you get to know potential Hosts.

  • Cancelling a reservation

If you've already made a reservation, you can cancel it, subject to the published cancellation policy.

  • Flagging inappropriate messages

If a message from a Host makes you uncomfortable, let us know and we will review it and, if necessary address this with the Host.

Remember: In an emergency situation, or if your personal safety is threatened, contact local police or emergency services immediately.


📍 SECTION 3: ONLINE SECURITY

Paying and communicating through SND helps ensure that you're protected under our Terms Of Service, cancellation and refund policies and Protection Insurance programmed. It also makes it easy to find and reference important details like the Host’s rules, contact details, payment information and rental terms. We can’t provide these benefits if your reservation isn’t booked and paid for directly through SND.

Paying or communicating outside of SND also makes it harder for us to protect your information and puts you at greater risk of fraud and other security issues.

Never pay for your reservation or ongoing rental outside of SND. For you safety and security, we strongly recommend that you keep all payments and communication through the SND website. If someone asks you to pay for outside our on-site payment system, please let us know.

If you receive an email directing you to a website that looks like SND but asks for confidential information, be cautious. When in doubt, always start from our home page. Simply type https://www.spacenextdoor.com in your browser.

  • Look for a lock icon in your browser

You can tell if a website is secure by looking for the image of a lock in your browser’s address bar. If you don’t see this image, your connection isn’t secure. Do not enter any personal information.

  • Check the email address

You can tell if an email is really from SND by looking at what comes after the @ symbol. All official SND emails will come from an address that ends in @spacenextdoor.com.

If you receive an email that looks like it's from SND, but doesn’t have the correct ending, it's very likely fake. By making an email seem real, fraudsters hope to trick you into providing personal information that we would never ask for. Don't click any of its links and delete the email immediately.

If you encounter a suspicious profile, listing, or message thread, flag it for review. If someone emails you asking you to pay or accept payment off-site, let us know right away.

  • How will my email address look to other people?

Whilst we strongly recommend communicating using our messaging system, on occasion, you may need to use email to communicate with the Host. We don't share your personal email address even after you have made a reservation. Instead, we create a temporary SND address for you, and share that with your Host. Keeping your real personal email address hidden helps protect privacy, and prevent unwanted communications.

Email sent to your temporary SND email are forwarded to your personal email address. This enables you to use your email account to send or reply to messages.

  • What if my SND account has been compromised?

If you think your SND account has been compromised or that someone’s logging into it without your permission, you should immediately:

  • Change your password

  • Check your account settings to make sure they are correct

  • Check to ensure that no changes have been made to your listings

  • Complete the profile verification steps

  • Reset your password and report the incident to SND via help@spacenextdoor.com.

📍 SECTION 4: VERIFICATION

Profile verifications are a way to connect your SND profile to other information about you, such as your Facebook profile, phone number, email address, or government-issued ID.

  • Adding verifications

To add verifications to your account:

  • Go to Profile on spacenextdoor.com

  • Click Trust and Verification

  • Under Add More Verifications choose a verification to add

Available verifications include:

  • Email address: Confirm that you receive email notifications and messages

  • Phone number: We'll share your verified phone number with your host or guest once a reservation is accepted

  • Online ID: Connect your SND profile to Facebook.

  • Reviews: Build a reputation in the SND community from your Reviews tab after completing reservations

  • Verified photos: If you're a host, we offer free professional photography in Singapore and Hong Kong

  • Verified ID

You may also want to get a Verified ID badge. To get a Verified ID badge, go to the Trust and Verification area of your profile and click on Add More Verifications.

  • How does providing identification on SND work?
    Verifying some information about guests and hosts on SND helps make our community a safer place for everyone. That’s why, in addition to requiring a profile photo, confirmed phone number, and confirmed email address, we might also ask you to provide an official ID and other related information.

  • When you'll need to provide ID

SND may ask you to provide ID for several reasons, including if you plan to book an experience or if a host requires that a guest provides ID before booking their place.

If a host requires you to provide ID, only the guest making the booking will be required to provide ID, and you'll need to complete the process before your booking is confirmed. If you need to come back later, go to spacenextdoor.com/verify and pick up where you left off.

  • How it works

When you’re asked to provide ID, you might need to:

  • Add a profile picture if you don’t have one already.

  • Take a photo of your government-issued ID (ex: passport, driver’s license, national ID, or visa).

  • Connect another online profile to your SND account, such as a Facebook account.

  • Take a selfie. This needs to be a live photo taken during this process.

  • Answer questions about yourself that only you would know the answer to.

If you're asked to take a selfie, your government ID photo and selfie must match, and your ID must appear to be valid. If your photos don’t match, you’re under 18, or your ID doesn't appear to be valid, your reservation may be cancelled. Completing this process isn’t an endorsement of any host or guest, a guarantee of someone’s identity, or that interacting with them will be safe. Always use your own best judgement, and follow our safety tips for guests and hosts.

  • What gets shared with your host

If you’re a guest and you’re asked to provide ID, your host will see:

  • Your profile name and photo.

  • Whether you’ve successfully completed this process.

  • The full name on your government ID.

  • Privacy

We take privacy seriously. The information you share with us is governed by our Privacy Policy. Stripe, our payment partner, has their own comprehensive Privacy Policy, which you can see at https://stripe.com/sg/privacy.

What is required to book on SND?

We ask potential Guests for a few pieces of information before they book. This information helps ensure Hosts know how their space will be used and also how to contact the guest.
SND’s registration requirements for guests include:

  • Full name

  • Email address

  • Confirmed phone number

  • Government issued ID with photo (optional, upon request by SND)

  • Profile photo of the Guest

  • Introductory message

  • Agreement to house rules

  • Payment information

  • How do I verify my phone number?

  • Go to Profile on spacenextdoor.com.

  • Next to Phone Number, click Add a phone number.

  • Use the drop-down menu to select your country, and we’ll automatically insert the right country code.

  • Enter your area code and phone number.

  • Click Verify via SMS. We'll send you a 4-digit code via text message (SMS).

  • Enter your code and click Verify

If you don’t see a confirmation message, try refreshing the page. If the method you chose isn't working, try the other one.

After verifying your phone number, you can manage text message notifications by going to Account and choosing Notifications on the left. As always, standard message and data rates may apply for any calls or messages sent or received. For questions about these rates, get in touch with your phone provider.

  • Why verify?

Having a verified phone number gives Hosts, Guests and SND a confirmed way to contact each other about any issues related to your booking or your account. Hosts must verify their phone numbers before listing their space and Guests must likewise have a verified phone number before booking.

A well presented and maintained space will always be popular and should generate more revenue for the Host in the longer term. Following is a general guide for Hosts which we hope will help you maximize the benefits from listing your space on SND.

In addition to maximizing the revenue you earn from you space, we encourage Hosts to think carefully about their responsibilities. Here we share some ways you can be a responsible host.

  • Accuracy

One key Hosting Standard is accuracy. Giving potential Guests a sense what your listing has to offer as well as who you are will make them feel more comfortable making a reservation. Creating a detailed profile and accurate listing will help attract guests and set their expectations.

  • Your personal profile

Your SND profile is an opportunity for you to introduce yourself to potential Guests and get them interested in using your space. We recommend using a photo that clearly shows your face, as well as sharing some details about your hosting style.

  • Your listing

An accurate, informative listing lets potential Guests know what to expect from your space:

  • Use high quality photos, write a detailed description of the space, select the correct space type, and highlight the amenities you have.

  • Make clear what isn’t available to Guests. For example, if you have no stepladders or if the air-con does not run 24 hours.

  • Let Guests know if there are parts of the listing that are off-limits, like a shared space or cupboards used by yourself or others.

  • Provide detailed House Rules that address situations that are relevant your guests. For example, if you don't want your guests bringing other people into the space, tell them in advance.

  • Be honest and candid about any unexpected factors that will impact your guests' stay. If your neighbors just started a messy construction project, your Guests should be told.

Not being clear when describing your listing may hurt when it comes time for a guest to leave a review. It’s better to be straightforward about what you are offering and transparent about any imperfections.

  • Pricing

Guests will evaluate the value-for-money of your listing, so it's important to set a price that balances your expectations with what your listing has to offer to the user. When you're setting your price, you may want to start with SND's tips and make adjustments based on similar spaces nearby. You can always adjust your prices later.

  • How should I communicate with my guests?

One of SND's Hosting Standards is communication. It's important to respond to booking enquiries and reservation requests within 24 hours in order maintain your response rate. Before you confirm a booking, you may wish to get to know your prospective Guest to see if you're a good fit for one another. If their plans don't match your style or what your listing has to offer you should just promptly decline the reservation.

  • Responding to guests

Every time a Guest tries to communicate with you—whether you already have a booking with them or not—it's important that you respond quickly. Timely responses show that you’re an attentive and considerate Host. Make sure you maintain a helpful and polite tone and find opportunities to personalize your communication.

Be quick to address complaints, or risk a negative review. If a light breaks or the air-con doesn’t work, send someone to fix these. If a remote control was misplaced by a previous Guest, have a backup ready.

  • Before your guest arrives

When you have a confirmed booking that's about to begin, you should communicate with your guest shortly before their arrival. Ensure they know how to reach you, and see if there’s anything you can do to help make their move in more smooth and efficient.

  • Unexpected changes

If something about your listing changed since you confirmed a booking, please share it with the Guest. If your previous Guest moved out and damaged the space for example, your new Guest deserves to know.

  • Why is Calendar availability important as a host?

Another Hosting Standard is availability. It is important to share up-to-date availability with potential Guests to help them make plans.

Keeping your listing calendar up to date is an ongoing commitment. Making sure it accurately reflects your availability helps ensure that you won't receive reservation requests for dates that you can't accommodate.

If you need to decline a reservation request because you accidentally made your calendar available when it should be blocked, be sure to let the Guest know you're declining because your space isn't available on the dates they requested. They may be interested in other dates.

  • Reservation requirements

Setting reservation requirements can help ensure you receive requests from Guests who match your hosting style. You can also check out the reviews a Guest received from other Hosts to learn more about them.

  • What does commitment mean for Hosts?

Commitment is an important Hosting Standard. When you confirm that you'll host someone, they're trusting you to take care of their needs. That's why it's important to make sure you are able to commit to a booking, before accepting a paid reservation.

If the unexpected happens and you must cancel a confirmed booking, here are some things to keep in mind:

  • As soon as you become aware that you need to cancel, let your Guest know right away. This will give them time to find a new space.

  • Be empathetic when you tell your guest that you need to cancel.

  • If you know other Hosts in your area, consider asking them if they can accommodate this Guest and offer to make an introduction.

  • You'll need to cancel the reservation within SND to initiate the refund process.

Of course, Hosts always decide who stays in their space. When there is an extenuating circumstance or a safety concern, we may make an exception to the Host cancellation penalties. In such cases, Hosts should select the Extenuating Circumstance option when cancelling the reservation.

  • How can I help make my guests feel welcome?

Always try to make your Guest feel welcome. One of the main ways you can make Guests feel welcome in a new place is to provide a clear and simple move-in process:

  • Communicate your move-in procedure in advance, and make sure you're able to follow through with it at the time you discussed.

  • Make sure your Guests know how to contact you in the event of a delay or last-minute question.

  • Provide your Guests with detailed directions so they can get to your listing easily.

  • Let your guests know if you'll greet them yourself, or if they should plan on getting the keys from a lockbox or a neighbor.

  • Provide a clean space for my guests?

Another important Hosting Standard is cleanliness. Providing a clean and tidy space will make your Guest feel comfortable from the moment they arrive—and show your commitment to making your Guests feel welcome.

To make your listing shine, consider starting with these steps before the Guest's arrival:

  • Clean the space before they move in.

  • Show consideration by thinking about the small things like dusting cupboards, wiping down fans or removing any rubbish left behind.

We know that cleaning is one of the more challenging aspects of preparing your listing, particularly if you're not based at the space yourself. If you can't do the cleaning, you can always add a cleaning fee to your listing price and hire a professional cleaning service.

It's important to have enough time to clean your space, particularly when you have back-to-back bookings. Giving your Guests the ability to tidy up after themselves will be a big help, so consider leaving cleaning supplies in your space, such as a dustpan and broom and garbage bags.

  • Safety

It is both a legal obligation and a SND listing requirement for owners of a property to comply with all relevant health and safety laws and regulations. In particular, fire safety is an essential area to be covered.

If a Guest encounters an urgent or emergency situation, it's important they know what to do and where to go. To help make this information clear and easy to understand, we recommend leaving a card or signage in your space, which includes important information like locations of fire extinguishers and fire alarms and emergency exit routes.

  • Get the guests you want

SND has a non-discrimination policy, which you can see here.

However, Hosts reserve the right to decide what types of Guest they would like to host. To help understand your potential Guest, ask them the purpose of the booking and ask them to carefully read and agree to your house rules.

Some vetting is permitted by SND’s non-discrimination policy, which says Hosts can decline to rent based on factors that are not prohibited by law.

  • Document everything

Most Guests are not bad people. But occasionally things do go wrong.

To protect yourself, periodically and diligently document everything valuable in your space. In the event anything is damaged, SND will ask for before and after photos to prove that the Guest caused the damage.

Policy on notification of alleged intellectual property (“IP”) infringements

Space Next Door ("SND") respects the intellectual property rights of others and expects its users to do the same.

It is SND’s policy, to restrict and/ or delete the account of users who infringe the intellectual property rights of others.

This policy outlines how to submit a complaint of intellectual property rights violation to SND, for breaches which occur on the SND website (the "Site ").

  • Infringement Notice

If you believe that an intellectual property breach of your material has occurred on the Site, please complete a notification in the format provided below.

Upon receipt of the notification, SND will take whatever action, in its sole discretion, it deems appropriate, including removal of the challenged material from the Site and deletion of the offending account.

  1. Identify the URL of the specific item on the site that you believe is in breach.

  2. Provide evidence of your ownership of the protected work. If you are acting on behalf of the owner, please provide confirmation of this authorization.

  3. Provide your full name, contact details, including email, phone and physical mailing address.

  4. Conclude the notification with the following statement:

"I hereby confirm that the information I have provided in this notification is accurate and that I am the rightful owner, or that I am authorized to act on behalf of the rightful owner, of the intellectual property that has been infringed. I also confirm that the use of the identified intellectual property has not been authorized by the owner."

We are bound by the relevant PDP legislation in each jurisdiction in which we operate.

In Singapore

In particular, SND is bound by the Personal Data Protection Act 2012 (“PDPA and acts in accordance with this legislation where the information we collect amounts to “Personal Data”.

In Hong Kong

In particular, SND is bound by the Personal Data (Privacy) Ordinance (Cap 486) and acts in accordance with this legislation where the information we collect amounts to “Personal Data”. This Privacy Policy governs the manner in which SND collects, uses, maintains and discloses information collected from Users ("Users") of the SND website ("Site"). This Policy applies to the Site and all services offered by SND.

  • Personal identification information

We may collect personal identification information from Users when they visit our Site. Personal identification information means information related to your identity. Personal information that may be collected by us about you includes your name, date of birth, address, account details, passport or other identification number and any other information we may need to effectively identify you. By using the SND Site, you will be giving us your personal information which you agree we can use in accordance with this privacy policy. We collect personal information from Users only if they voluntarily provide this information. The User may choose to not provide personal information. However, this may prevent them from fully utilizing the functionality of the Site.

  • Non-personal identification information

To simply browse our Website, you are not required to provide any Personal Data. However, through this, we may collect non-personal identification information about Users which may include the browser and the type of device used to access the Site and technical information such as the operating system, the internet service provider and similar information. This is solely for the purposes of monitoring and improving our website and the services we offer. We will not share this information with third parties or use it to target any advertisements to you.

  • How we use collected information

SND may collect and use personal information for the following purposes:

  • To provide you with information about our services

  • To process transactions and manage your account

  • To provide you with documentation about your transaction

  • To maintain records about past transactions

  • Protecting Your Information

We adopt appropriate practices and security measures for data collection, storage and processing and to protect against unauthorized access, alteration, disclosure or destruction of your personal information, username, password, transaction information and data stored on our Site. We may hold personal information in either hard copy and electronically or both. Our technology and security procedures are of a standard reasonable to protect your personal information from misuse, disclosure and unauthorized access. Whilst we collect your credit card information in order to process transactions, we do not retain credit card information. However, your credit card details may be retained by Stripe, the payment gateway that we use. They have their own privacy policy for the protection of your personal information. As such personal information may be transferred, processed and stored outside of the country where you live.


  • Accessing & Updating Personal Information

You may access the personal information that we hold about you at any time by making a written request to SND. In addition, we ask that you inform us as soon as possible if any of your personal information changes.

  • Web browser cookies

Our Site may use "cookies" to enhance the User’s experience. You may choose to set your web browser to refuse cookies, or to alert you when cookies are being sent. If you do so, please note that some parts of the Site may not function properly.

  • Changes to this privacy policy

SND retains the right to vary or update this Privacy Policy at any time. We encourage Users to periodically check this page for any changes. You acknowledge and agree that it is your responsibility to keep yourself aware of any future changes.

  • Acceptance

By using this Site, you signify your acceptance of this policy and SND’s Terms Of Service. The Privacy Policy may be changed from time to time. For the benefit of all members of our community, we do have a few common sense rules that we ask Guests to follow:

  1. You must not store any Goods that are toxic, polluted, hazardous, inflammable, explosive, environmentally harmful, perishable (including plants and animals), or that are a risk to the property 
or to any person nor should you store anything that is damp, mouldy, rotten or infested with or damaged by parasites or any item which emits any fumes or strong odour; 


  2. You must not store any items which are illegal or stolen nor should you store firearms, weapons, munitions, explosives, fireworks or radioactive materials.

  3. As a general rule, you must not store any item whose presence would invalidate any insurance policy which would otherwise cover the items or the storage space.

  4. You must not store items which are irreplaceable such as currency, jewellery, furs, securities, deeds, 
paintings, curios, works of art and items of personal sentimental value;


  5. You will use the Space solely for the purpose of storage and shall not carry on any business or other activity in the Space and accept full responsibility and shall indemnify the host in respect of any and all liability arising from a contravention of this clause; 


  6. You must not inhabit, reside or live in the Space; 


  7. You must not attach nails, screws etcetera to any part of the Space and must maintain the Space by ensuring it is clean and in a state of good repair and must not damage or alter the Space without the Host’s consent

  8. In the event of uncleanliness of or damage to the Space, the Host will be entitled to retain the Guest’s deposit, charge a cleaning fee and/or require full reimbursement from the Guest to the value of any repairs required and the Guest shall indemnify the Host in respect of any and all liability, cost and expenses arising from the contravention of this clause; 


You must not leave any items, including your belongings, boxes, wrapping, rubbish or other items, in communal areas or in or around the property or access thereto. Any such items can be disposed of and the Guest will be charged a Disposal Fee.

Space Next Door ("SND") want to make sure that everything about your time with us goes perfectly for our Hosts. So, before you become a host, please make sure that you have familiarized yourself with the relevant legal and tax regulations in your city.

Most cities generally have comprehensive applicable property laws. These may cover property use, zoning, building permits, fire safety or licensing requirements.

Upon booking a space, Guests agree for Space Next Door to collect payments for the space on a 30 days recurring basis where 14 days’ notice is required to terminate.

  • Information about us

Spacenextdoor.com is owned and operated by Space Next Door Singapore Pte Ltd (hereafter referred to as "SND", “The Company”, the “Website”, "we", "us", or "our"). SND is a website facilitating short term space rentals between Hosts and Guests. “Host” is defined as the person advertising via the Website and providing a storage space for the Guest to store their belongings. “Guest” is the person paying the storage and service fees and utilizing the Space to store items belonging to them or in their possession. Collectively, Guests and Hosts are referred to as “Users”. “Space” is the physical space at the Hosts’ address in which items are stored.

SND is not itself a party to any such rental transaction, except where it has listed a Space and identified itself as a Host, and is otherwise not a contracting agent or representative of any Host, nor is it a rental agent or property broker, and as such, disclaims all liability arising from or related to any such transactions to the fullest extent permitted by law.

SND collects and transfers payment from the Guest to the Host and solely acts on behalf of the Host for collecting payment. The spaces available on our Website are not owned or operated by SND, except where it has listed a Space and identified itself as a Host. In all other cases, SND only acts as an intermediary. The site allows users to connect, agree on applicable terms and then enter into a comprehensive, legally-binding agreement (“Agreement”).

  • Terms of Service for SND’s Services and Content

The terms and conditions laid out below set out the terms of use of our services, including our various websites, APIs, email notifications, applications buttons, widgets, which are collectively known as “Services”. Information, text, graphics, photos or other materials uploaded, downloaded or appearing on the website will be collectively referred to as “Content”. Your use and access of the Services and Content signifies your acceptance of these Terms of Service and agreement to be bound by them and any and all other applicable terms herein referenced.

We reserve the right, at our sole discretion, to change these Terms of service and applicable conditions at any time without notice. You will be deemed to have read and accepted these Terms of service, including any changes, each time you use the SND website.

Fees payable for using the Services include the fee payable by the Guest to the Host for use of the Space (“Storage Fees”), the fee payable to SND by both the Host and Guest for use of the services (“SND Service Fee”) and the fee for Insurance. These fees together are referred to as “Total Fees”. The Storage Fee, SND Service Fee and the Insurance Fee, may be adjusted from time to time.

Upon acceptance of the Agreement between Host and a Guest, SND will collect Total Fees plus an additional one month of Storage Fees as Security Deposit from the Guest. All financial transactions between the parties will be processed by a third-party electronic payment system. By using the payment system, you confirm that you have read and agree to the terms and conditions applying to that service.

By using our Service you agree and understand that SND is not involved in any Agreements entered between Hosts and Guests, except where SND has listed a Space and identified itself as a Host.

SND has no control over the conduct of users of its service and disclaims all liability in this regard to the maximum extent permitted by Law.

  • Other Applicable Terms

These Terms of service refer to the additional terms in our Privacy Policy Statement, which also apply to your use of our Services. You must read and agree to the Privacy Policy prior to using the Website.

Our Privacy Policy Statement sets out the terms on which we process any personal data we collect from you or that you provide to us. By using our Services, you consent to such processing and you warrant that all data provided by you is accurate. You understand that through your use of the Services you consent to the collection and use (as set forth in the Privacy Policy) of this information, including the transfer of this information both within and outside of your home jurisdiction for storage, processing and use by us. In providing you the Services, we may need to provide you with certain communications, such as service announcements and administrative messages. These communications are considered part of the Services and of your SND account, which you may not be able to opt-out from receiving.

  • Identity

When you create an account, we require all Users to verify their identity. By submitting identity documents to SND, you warrant that these are complete, current and accurate. You must notify us within seven days of any change to your identity documents. For example: if you change your name, address or obtain a new version of your passport, identity card or drivers license.

  • Use of the Services

We reserve the right at all times (but will not have an obligation) to remove or refuse to distribute any Content on the Services, to suspend or terminate Users, and to reclaim usernames without liability to you. We also reserve the right to access, read, preserve, and disclose any information as we reasonably believe is necessary to:

  1. satisfy any applicable law, regulation, legal process or governmental request,

  2. enforce the Terms of Service, including investigation of potential violations hereof,

  3. detect, prevent, or otherwise address fraud, security or technical issues,

  4. respond to user support requests, or

  5. protect the rights, property or safety of SND, its Users and the public.

We do not guarantee that our Services will be secure or free from bugs or viruses. You are responsible for configuring your information technology, computer programs and platform in order to access our Services. You should use your own virus protection software.

You may not do any of the following while accessing or using the Services:

  1. Use our Website if you are not able to form legally binding contracts, are under the age of 18, or are temporarily or indefinitely suspended from using our sites;

  2. Upload content or items that are, in our sole judgment, lewd, inappropriate or of a sexual nature;

  3. Violate any laws or rights of third parties or our policies;

  4. Change or interfere with other Users' listings;

  5. Upload false, inaccurate, misleading, defamatory, or libelous content (including personal information);

  6. Transfer your SND account or user ID to another party without our consent;

  7. Distribute or upload spam, unsolicited or bulk electronic communications, chain letters, or pyramid schemes

  8. Distribute viruses or any other technologies that may harm SND or the interests or property of SND Users;

  9. Copy, modify, or distribute rights or content from the SND sites or SND ‘s copyrights and trademarks

  10. Use or distribute information about other Users, including names, physical addresses and email addresses, without their prior written consent.

  11. access, tamper with, or use non-public areas of the Services, SND’s computer systems, or the technical delivery systems of SND’s providers;

  12. probe, scan, or test the vulnerability of any system or network or breach or circumvent any security or authentication measures;

  13. access or search or attempt to access or search the Services by any means (automated or otherwise) other than through currently available, published interfaces that are provided by us (and only pursuant to these terms and conditions). Data scraping the Services without our prior consent is expressly prohibited;

  14. forge any TCP/ IP packet header or any part of the header information in any email or posting, or in any way use the Services to send altered, deceptive or false source-identifying information; or

  15. interfere with, or disrupt, (or attempt to do so), the access of any User, host or network, including, without limitation, sending a virus, trojan, worm, logic bomb or other material which is malicious or technologically harmful, overloading, flooding, spamming, mail-bombing the Services, or by scripting the creation of Content in such a manner as to interfere with or create an undue burden on the Services.

We will report any such breach to the relevant law enforcement authorities and we will co-operate with those authorities by disclosing your identity to them. In the event of such a breach, your right to use our Services will cease immediately.

  • Associated Links

You may link to our Services provided you do so in a way that is fair and legal and does not damage our reputation or take advantage of it. You must not establish a link in such a way as to suggest any form of association, approval or endorsement on our part where none exists. You must not establish a link to our Services in any website that is not owned by you. We reserve the right to withdraw linking permission without notice.

  • Third party links

The links from the Services may take you to other sites or services and you acknowledge and agree that SND has no responsibility for the accuracy or availability of any Information provided by third parties services and websites.

The Services may include advertisements, which may be targeted to the Content or information on the Services, queries made through the Services, or other information. The types and extent of advertising by SND on the Services are subject to change. In consideration for us granting you access to and use of the Services, you agree that SND and its third party providers and partners may place such advertising on the Services or in connection with the display of Content or information from the Services whether submitted by you or others.

Links to other websites and services do not constitute an endorsement by us of such websites or services or the Information, products, advertising or other materials available made available by such third parties.

  • Hosts

Each listing of a Space by a Host is an offer to enter a legally binding Agreement with a Guest, also referred to as a Booking. If the Guest accepts the offer through the Website or App, they are considered to have accepted the terms of the listing and the Total Fees are collected from the Guest. In the event that the Total Fees are not collected, the Booking is considered invalid.

If you as the Host use the Services on behalf of a company or other organization, you represent and warrant that you are authorized to bind such company or organization to these Terms and to act on behalf of such company with respect to any actions you take in connection with the Services and, in such event, “you” and “your” will refer and apply to that company or other legal entity. You agree to respond promptly and completely to requests from SND for additional information that SND deems necessary to determine your authority to act on behalf of a company or organization. SND may suspend or terminate your access to the Services and your account if SND has reason to believe that you are not authorized to act on behalf of the company or organization for whom you claim to be acting in connection with the Services.

As a Host, you may create Listings. To create a Listing, the Host must describe the Space, along with any house rules they wish to apply, on the listing page of the Website. Such description will include text, graphics, pictures and other relevant content and should include details like size, location, security and access offered. The Host will also state the Storage Fee for the space. All information must be accurate, complete, up-to-date and truthful to the best of your knowledge.

Listings will be made publicly available via our Website, smartphone application (App) and Services. Guests will be able to book your space via the Website, App and Services based upon the information provided in your Listing. You understand and agree that once a guest requests a Booking of your Space, the price for the Booking may not be altered.

By creating a Listing you represent and warrant you have sufficient rights in and to the Space to participate in the Service as a Host, and your participation in the Service as a Host will not violate or result in the breach of any agreement between you and any third party, including any lease agreement or other agreement relating to the Space and that any Space you offer for bookings hereunder is:

  1. free of any known conditions or defects that would pose a hazard or risk to the safety of any User;

  2. clean and ready to use at the start of each booking period;

  3. in a safe condition and in compliance with law and any applicable building requirements;

  4. does not violate any lease or other agreements relating to the Space or any building policies, and you are solely responsible for and shall indemnify SND against any fines, losses or other liability arising from such violations; and

  5. the Space will be available as agreed between you and the Guest. In the event that the Space becomes unavailable for any reason, you agree to remove or suspend the Listing as soon as reasonably practicable.

Guests will be charged Total Fees on a recurring 30-day basis. SND will collect Total Fees and initiate payment of the Storage Fees to the Host every ten (10) days of each 30 day booking period. You authorize SND, on behalf of the Host, to collect the Total Fees associated with the applicable recurring 30-day basis. SND will continue to collect Total Fees on a recurring basis until the Guest and Host confirm termination of the Booking.

Hosts agree to never insist, ask or imply to a Guest that they pay any or all of the Fees directly to the Host with any payment method other than by payment through SND and its payment system.

Hosts may terminate the Booking by providing 30 days' notice (“Notice Period”) in writing to the Guest through SND of your intention to terminate the Booking. By terminating the Booking, you acknowledge that you are breaking the terms of the Agreement, agree to let the Guest continue to use the Space for the Notice Period and forfeit the Storage Fees payable to you for the period of the Notice Period. Termination Policy guests may terminate the Booking by providing 14 days’ notice of your intention to vacate the Space through the website. The “Check Out” date entered into during the initial booking process is indicative only. Upon booking a space, Guests agree for Space Next Door to collect payments for the space on a 30 days recurring basis where 14 days’ notice is required to terminate.

Hosts may also terminate the Booking by providing 30 days’ notice in writing to Guest through Space Next Door their intention to terminate the Booking.

If, as a Host, you have reasonable suspicion that a Guest is in breach of these Terms Of Service, you should immediately notify SND. Depending on the circumstances, we may simply require the Guest to remedy the breach, or we may terminate the Booking and require the Guest to remove their items. The Host shall provide reasonable notice and opportunity for the Guest to cure any breach or vacate if they cannot. If necessary, SND may inform law enforcement authorities or take actions to remove items from the Space if there is an immediate threat to persons or property.

Upon termination, if the Guest does not remove such items upon reasonable notice, or they fail to reclaim their goods upon expiry of the Agreement (“Abandoned Goods”) such items may be removed by SND. A Host is entitled to sell or dispose of Abandoned Goods where:

  1. the Host first notifies SND, with full particulars of the Abandoned Goods;

  2. the Host follows all reasonable directions of SND;

  3. having regard to the circumstances of the default or abandonment, SND will, at our absolute discretion, direct the Host to remit or retain any remaining proceeds of sale.

You acknowledge and agree that you are responsible for any and all Listings you post. Accordingly, you further represent and warrant that any Listing you post and the booking of, or Customer booking of, a space in a Listing you post:

  1. will not breach any agreements you have entered into with any third parties and not conflict with the rights of such third parties

  2. will be in compliance with all applicable laws, tax requirements, and rules and regulations that may apply to any Space included in a Listing you post.

Please note that SND assumes no responsibility for a User’s compliance with any applicable laws, rules and regulations. SND reserves the right, at any time and without prior notice, to remove or disable access to any Listing for any reason, including Listings that SND, in its sole discretion, considers to be objectionable for any reason, in violation of these Terms or otherwise harmful to our Website, App or Services.

You understand and agree that SND does not act as an insurer or as a contracting agent for you as a Host. If a Guest requests a Booking of your Space and attends at your Space, any Agreement you enter into with such Guest is between you and the guest and SND is not a party thereto. Notwithstanding the foregoing, SND serves as the limited authorized agent of the Host for the purpose of accepting payments from Guests on behalf of the Host and is responsible for transmitting such payments to the Host. Each Host is responsible for determining applicable taxes and for including any applicable taxes to be collected or obligations relating to applicable taxes in their Listings.

You acknowledge and agree that, as a Host, you are responsible for your own acts and omissions and are also responsible for the acts and omissions of any individuals who work at or are otherwise present at the Space at your request or invitation.

  • Guests

Each listing by a Host is an offer to enter a legally binding Agreement with a Guest. If the Guest accepts the offer through the Website or App, they are considered to have accepted the terms of the listing and the Fees are collected from the Guest. In the event that the Fees are not collected, the Booking is considered invalid.

The Guest undertakes to pay the Fees promptly, fully and in good faith and using the SND payment function, upon confirmation of the Agreement with the Host and for each subsequent month’s usage of the Space.

Guests will be charged Total Fees on a recurring 30-day basis. SND will collect Total Fees and initiate payment of the Storage Fees to the Host every ten (10) days of each 30 day booking period. You authorize SND, on behalf of the Host, to collect the Total Fees associated with the applicable recurring 30-day basis. SND will continue to collect Total Fees on a recurring basis until the Guest and Host confirm termination of the Booking.

Guests may terminate the Booking by providing 16 days’ notice (“Notice Period”) in writing to the Host through the SND Website of your intention to vacate the Space. You must continue to pay Total Fees for the whole Notice Period, regardless of whether you have vacated or removed your belongings in that period. The Host will receive the Storage Fee for the entire Notice Period. Similarly, Hosts may terminate the booking by providing 30 days' notice (“Notice Period”) in writing to the Guest through SND of their intention to terminate the Booking. By terminating the Booking, they acknowledge that they are breaking the terms of the Agreement, agree to let the Guest continue to use the Space for the Notice Period and forfeit the Storage Fees payable to them for the period of the Notice Period.

At or before the end of the Booking period or upon terminating the Agreement in keeping with these terms, the Guest must vacate the Space completely. The Guest must remove all contents and debris and leave the Space in good and tenantable condition.

Guests agree to never insist, ask or imply to a Host that they pay any or all of the Fees directly to the Host with any payment method other than by payment through SND.

If a Host has reasonable suspicion that a Guest is in breach of these Storage terms, the Host may terminate the Booking and require the Guest to remove their items. The Host shall provide reasonable notice and opportunity for the Guest to cure any breach or vacate if they cannot. If necessary, SND may inform law enforcement authorities or take actions to remove items from their Space.

Upon termination, if the Guest does not remove such items upon reasonable notice, or they fail to reclaim their goods upon expiry of the Agreement (“Abandoned Goods”) such items may be removed and disposed of. SND is entitled to sell or dispose of Abandoned Goods where:

By using our Website, App and Services both Hosts and Guests agree that:

  1. You will only use our Website and the Spaces booked through our platform for lawful purposes. You will not use our Website and the offerings in our Website for any illegal or immoral purposes, including but not limited to pornography, storage of illegal or stolen goods, illicit drug, storage use or production, gambling or prostitution, residential use or any other purpose reasonably likely to reflect negatively on SND or its Hosts.

  2. You will abide by the House Rules as specified by the Host. In addition, you will not store any items that are illegal, chemical, radioactive, perishable, toxic or bacteriological. Weapons and explosive materials may not be stored at any time.

  3. In addition to the above, you agree to abide by all government laws and regulations in your jurisdiction.

  4. You will not make excessive noise in the spaces booked through SND.

  5. You will not use the Website, App, Services or SND’s Spaces for sending or storing any unlawful material or for fraudulent purposes.

  6. You will not use the Website, App or services to cause nuisance, harassment, annoyance or inconvenience.

  7. You will not impair the normal operation of the network.

  8. You will not try to harm the Website, App, Spaces or Services in any way whatsoever.

  9. You will not copy, or distribute the Website, App or other content without written permission from SND.

  10. You will keep secure and confidential your account password and any identification provided by SND.

  11. You will not install, remove or modify any fixtures, equipment, machinery or appliances in the Spaces you are booking nor will you re-paint or re-decorate the space.

  12. You are responsible for leaving the Space you are booking in a clean and tidy condition.

  13. Neither the Company nor the Host is responsible for any property you may leave behind in a Space you have vacated. It is your responsibility to ensure that you have retrieved all of your personal items prior to leaving vacating the Space.

  14. You may be held liable (and do hereby authorize the Company to charge you) for the repair cost for any and all damage to the Space and items therein during your stay.

  15. You may be held liable (and do hereby authorize the Company to charge you) for any items not belonging to you, which are taken from the Space.

You do further acknowledge that your use of the Spaces through SND constitutes a limited, non-exclusive, non-transferable license on the terms set out herein.

  • Cancellation policies

Guests can cancel their Booking prior to moving in, according to the Cancellation Policy. In the event a Guest cancels a Booking, SND shall transfer to the Host the Fees collected by SND from the Guest, minus SND’s Service Fee and any penalty fee, in accordance with the selected cancellation policy. When a cancellation is confirmed, SND will refund the remaining monies to the Guest. Hosts should not cancel a confirmed Booking. If however, exceptional circumstances require the Host to cancel a Booking, please notify SND for assistance.

SND has the right to cancel any Booking at any time for security or fraud-protection purposes. This is generally due to our fraud-detection processes reporting a problem with the payment card submitted. In such cases the cancellation policy will not apply and Hosts will receive no payment for the cancelled Booking

  • Our Services

The Services that we provide are always evolving and the form and nature of the Services that we provide may change from time to time without prior notice to you. In addition, we may stop (permanently or temporarily) providing the Services (or any features within the Services) to you or to Users generally and may not be able to provide you with prior notice. We also retain the right to create limits on use and Storage at our sole discretion at any time and without prior notice to you.

We make no representations, warranties or guarantees, whether express or implied that our Services or any content on our site is accurate, complete or up-to-date.

  • Accessing our Services

We do not guarantee that our Services, or any content, will always be available or be uninterrupted. Access to our Services may be suspended, withdrawn, discontinued or changed, fully or in part without notice. We will not be liable to you if for any reason our Services are unavailable at any time or for any period.

You are responsible for making all arrangements necessary for you to have access to our Services. You are also responsible for ensuring that all persons who access our Services through your internet connection or User account are aware of these Terms of Service and other applicable terms and conditions, and that they comply with them.

SND provides the Service as a platform and its responsibilities are limited to: (i) facilitating the availability of the Site, App and the Service to allow Guests and Hosts to transact and communicate directly with one another, and (ii) serving as a limited payment collection agent. SND does not take part in Guest - Host transactions or communications, except where it has listed a Space and identified itself as a Host, other than to the limited extent set out in these Terms of Service. Each User is solely responsible for assessing the suitability of any space it is considering using. SND has no control over the quality, suitability or availability of any Space, or over the reliability, integrity or conduct of any User.

If SND or the Services provides professional information or recommendations (for example, legal, insurance, financial or real estate), such information is for informational purposes only and should not be construed as professional advice. No decision or other action should be made on the basis of such information and no fiduciary or other privileged relationship exists between you and SND. SND recommends that you seek the advice of a licensed professional qualified to provide advice in such areas.

  • Your account and password

You are responsible for safeguarding the password that you use to access the Services and for any activities or actions under your password. We encourage you to use "strong" passwords (passwords that use a combination of upper and lower case letters, numbers and symbols) with your account. You must treat such information as confidential. You must not disclose it to any third party. SND cannot and will not be liable for any loss or damage arising from your failure to comply with the above. We have the right to disable any password at any time, if in our reasonable opinion you have failed to comply with any of the provisions of these Terms of Service.

Rights

  • Your license to use the Services

SND gives you a personal, worldwide, royalty-free, non-assignable and non-exclusive license to use the software that is provided to you by us as part of the Services. This license is for the sole purpose of enabling you to use and enjoy the benefit of the Services as provided by SND, in the manner permitted by these Terms of Service.

  • Our Intellectual property rights

All intellectual property rights subsisting in respect of the Services belong to SND or have been lawfully licensed to SND for use in connection with the Services. All rights under applicable laws are hereby reserved. You are not allowed to upload, post, publish, reproduce, transmit or distribute in any way any component of the website itself or create derivative works with respect thereto, as the website is copyrighted under applicable laws.

You agree that we are free to use, disclose, adopt and modify all and any ideas, concepts, know-how, proposals, suggestions, comments and other communications and information provided by you to us (“Feedback”) in connection with the Services and/or your use of the Services without any payment to you. You hereby waive and agree to waive all and any rights and claims for any consideration, fees, royalties, charges and/ or other payments in relation to our use, disclosure, adoption and/ or modification of any or all of your Feedback.

  • Your rights

You retain your rights to any Content you submit, post or display on or through the Services. By submitting, posting or displaying Content on or through the Services, you grant us a worldwide, non-exclusive, royalty- free license (with the right to sublicense) to use, copy, reproduce, process, adapt, modify, publish, transmit, display and distribute such Content in any and all media or distribution methods (now known or later developed).

You agree that this license includes the right for us to provide, promote, and improve the Services and to make Content submitted to or through the Services available to other companies, organizations or individuals who partner with SND for the syndication, broadcast, distribution or publication of such Content on other media and services, subject to our terms and conditions for such Content use.

Such additional uses by SND or other companies, organizations or individuals who partner with SND may be made with no compensation paid to you with respect to the Content that you submit, post, transmit or otherwise make available through the Services.

We may modify or adapt your Content in order to transmit, display or distribute it over computer networks and in various media and/or make changes to your Content as are necessary to conform and adapt that Content to any requirements or limitations of any networks, devices, services or media.

You are responsible for your use of the Services, for any Content you provide, and for any consequences thereof, including the use of your Content by other users and our third party partners. You understand that your Content may be syndicated, broadcast, distributed, or published by our partners and if you do not have the right to submit Content for such use, it may subject you to liability. SND will not be responsible or liable for any use of your Content by SND in accordance with these Terms. You represent and warrant that you have all the rights, power and authority necessary to grant the rights granted herein to any Content that you submit.

  • Limited liability and warranty

Please read this section carefully since it limits the liability of SND and its parents, subsidiaries, affiliates, related companies, officers, directors, employees, agents, representatives, partners, and licensors (collectively, the Entities of SND). Each of the subsections below only applies up to the maximum extent permitted under applicable law. Some jurisdictions do not allow the disclaimer of implied warranties or the limitation of liability in contracts, and as a result the contents of this section may not apply to you. Nothing in this section is intended to limit any rights you may have which may not be lawfully limited. All Information is for your general reference only. We do not accept any responsibility whatsoever in respect of such information.

The entire liability of the SND entities and your exclusive remedy with respect to the services or otherwise, is re-performance of defective services. In jurisdictions, which do not allow the exclusion or limitation of certain types of liability, our liability will be limited, to the maximum extent permitted by law. SND does not endorse, warrant or guarantee any material, product or service offered through our services or us. SND is not and will not be a party to any transaction between you and any third party.

The Entities of SND shall not guarantee or assume any responsibility that:

  1. The information presented in our Services is accurate, adequate, current or reliable, or may be used for any purpose other than for general reference;

  2. The information presented in our Services is free of defect, error, omission, virus or anything, which may change, erase, add to or damage your software, data or equipment;

  3. Messages sent through the internet including in connection with the Services will be free from interception, corruption, error, delay or loss;

  4. Access to the Services will be available or be uninterrupted;

  5. Use of the Services will achieve any particular result; or

  6. Defects in the Services will be corrected.

Without limiting the generality of the foregoing, in no event will the Entities of SND be liable to you or any other person for any direct, indirect, incidental, special, punitive or consequential loss or damages, including any loss of business or profit, arising out of any use, or inability to use, the information or the Services, even if any of the Entities of SND has been advised of the possibility of such loss or damages.

You will exercise and rely solely on your own skill and judgment in your use and interpretation of the information and use of the Services. You are responsible to ensure that your use of the information and the Services complies with all applicable legal requirements

Without prejudice to the foregoing, if your use of the Services does not proceed satisfactorily and/ or where applicable you do not receive appropriate responses from us, as set out in these Terms of Service or otherwise, you are advised to contact us at help@spacenextdoor.com. No such lack of response shall be deemed to constitute any acquiescence or waiver. The limitation of liability contained in these Terms of Service will apply to the fullest extent permitted by applicable laws.

All Content, whether publicly posted or privately transmitted, is the sole responsibility of the person who originated such Content.

You warrant that any such contribution does comply with those standards and you will be liable to us and indemnify us for any breach of that warranty and you will be responsible for any loss or damage we suffer as a result of your breach of warranty. Any content you upload to our Website will be considered non-confidential and non-proprietary, and we have the right to use, copy, distribute and disclose to third parties any such content for any purpose. We also have the right to disclose your identity to any third party who is claiming that any content posted or uploaded by you to our Website constitutes a violation of their intellectual property rights, or of their right to privacy. We will not be responsible or liable to any third party, for the content or accuracy of any content posted by you or any other user of our Website.

The views expressed by other users on our Website do not represent our views or values. We do maintain the right to remove any posting you make on our Website if, in our opinion, your post does not comply with our content standards. We do not endorse, support, represent or guarantee the completeness, truthfulness, accuracy, or reliability of any Content or communications posted via the Services or endorse any opinions expressed via the Services. You understand that by using the Services, you may be exposed to Content that might be offensive, harmful, inaccurate or otherwise inappropriate, or in some cases, postings that have been mis-labeled or are otherwise deceptive.   4. your contact information, including your address, telephone number, and an email address;

  5. a statement by you that you have a good faith belief that use of the material in the manner complained of is not authorized by the copyright owner, its agent, or the law; and

We reserve the right to remove Content alleged to be infringing without prior notice, at our sole discretion, and without liability to you.   • Indemnity

You agree to release, defend, indemnify and hold SND, our officers, directors, employees, affiliates, agents and representatives harmless from and against any claims, liabilities, damages, actions, costs and expenses (including without limitation reasonable legal fees and litigation expenses), in connection with or arising out of your breach of any of these Terms of Service and/or your use of our Website, App or Service. We may, if necessary, participate in the defence of any claim or action and any negotiations for settlement. No settlement, which may adversely affect our rights or obligations, shall be made without our prior written approval. We reserve the right, at our own expense and on notice to you, to assume exclusive defence and control of any claim or action.

  • Severance

The illegality, invalidity or unenforceability of any provision of these Terms of Service under the law of any jurisdiction shall not affect its legality, validity or enforceability under the laws of any other jurisdiction nor the legality, validity or enforceability of any other provision.

  • Several users

If there are two or more persons adhering to these Terms of Service as a User, their liability under the Terms of Service is joint and several, and their rights are joint.

  • Waiver

No failure or delay by a party to exercise any right or remedy provided under these Agreements or by law shall constitute a waiver of that or any other right or remedy, nor shall it prevent or restrict the further exercise of that or any other right or remedy. No single or partial exercise of such right or remedy shall prevent or restrict the further exercise of that or any other right or remedy.

  • Assignment

You may not assign or transfer these Terms, by operation of law or otherwise, without SND’s prior written consent. Any attempt by you to assign or transfer these Terms, without such consent, will be null and of no effect. SND may assign or transfer these Terms, at its sole discretion, without restriction. Subject to the foregoing, these Terms will bind and inure to the benefit of the parties, their successors and permitted assigns.

  • Termination

The Terms of Service will continue to apply until terminated by either you or us as follows in our discretion and without liability to you, with or without cause, with or without prior notice and at any time.

We may suspend or terminate your accounts or cease providing you with all or part of the Services at any time for any reason, including, but not limited to, if we reasonably believe:

  1. you have violated these Terms of Service

  2. you create risk or possible legal exposure for us; or

  3. our provision of the Services to you is no longer commercially viable.

We will make reasonable efforts to notify you by the email address associated with your account or the next time you attempt to access your account. In all such cases, any provision of these Terms of Service that expressly or by implication is intended to come into or continue in force on or after termination of this Agreement shall remain in full force and effect.

You may end your Agreement with us at any time for any reason by deactivating your accounts and discontinuing your use of the Services. You do not need to specifically inform us when you stop using the Services.

Nothing in this section shall affect our rights to change, limit or stop the provision of the Services without prior notice, as provided above in the clause titled “Changes to Our Services”. Please note that if your SND Account is cancelled, we do not have an obligation to delete or return to you any Content you have posted to the Website, App or Service, including, but not limited to, any reviews or Feedback.

  • Third party beneficiary

These SND Terms of Service shall not confer any rights or remedies upon any third party person or entity other than the parties.

  • Notices

Unless provided otherwise by Law, any notices or other communications referred or required in these Terms of Service, shall be in writing and given by SND (i) via email to the email address provided to us (the date of receipt being deemed to be the date on which such email was transmitted) or (ii) by online post to the site or mobile application.

  • Controlling Law and Jurisdiction

These Terms of Service shall be interpreted in accordance with the laws of the jurisdiction in which the Space is located.

  • Disclaimers

IF YOU CHOOSE TO USE THE SERVICE, YOU DO SO AT YOUR SOLE RISK. YOU ACKNOWLEDGE AND AGREE THAT SND DOES NOT HAVE AN OBLIGATION TO CONDUCT BACKGROUND CHECKS ON ANY MEMBER, INCLUDING, BUT NOT LIMITED TO, GUESTS AND HOSTS, BUT MAY CONDUCT SUCH BACKGROUND CHECKS AT ITS SOLE DISCRETION. THE SERVICES AND COLLECTIVE CONTENT ARE PROVIDED “AS IS”, WITHOUT WARRANTY OF ANY KIND, EITHER EXPRESS OR IMPLIED. WITHOUT LIMITING THE FOREGOING, SND EXPLICITLY DISCLAIMS ANY WARRANTIES OF MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE OR NON-INFRINGEMENT, AND ANY WARRANTIES ARISING OUT OF THE COURSE OF DEALING OR USAGE FOR TRADE. SND MAKES NO WARRANTY THAT THE SERVICES OR COLLECTIVE CONTENT, INCLUDING, BUT NOT LIMITED TO, THE LISTINGS OF SPACES, WILL MEET YOUR REQUIREMENTS OR BE AVAILABLE ON AN UNINTERRUPTED, SECURE, OR ERROR-FREE BASIS. SND MAKES NO WARRANTY REGARDING THE QUALITY OF ANY LISTINGS, SPACES, THE SERVICES OR COLLECTIVE CONTENT OR THE ACCURACY, TIMELINESS, TRUTHFULNESS, COMPLETENESS OR RELIABILITY OF ANY COLLECTIVE CONTENT OBTAINED THROUGH THE SERVICE.

NO ADVICE OR INFORMATION, WHETHER ORAL OR WRITTEN, OBTAINED FROM SND OR THROUGH THE SERVICE OR COLLECTIVE CONTENT, WILL CREATE ANY WARRANTY NOT EXPRESSLY MADE HEREIN.

YOU ARE SOLELY RESPONSIBLE FOR ALL OF YOUR COMMUNICATIONS AND INTERACTIONS WITH OTHER USERS OF THE SERVICES AND WITH OTHER PERSONS WITH WHOM YOU COMMUNICATE OR INTERACT AS A RESULT OF YOUR USE OF THE SERVICES, INCLUDING, BUT NOT LIMITED TO, ANY HOSTS OR GUESTS. YOU UNDERSTAND THAT SND DOES NOT MAKE ANY ATTEMPT TO VERIFY THE STATEMENTS OF USERS OF THE SITE, APPLICATION OR SERVICES OR TO REVIEW OR INSPECT ANY SPACES.

SND MAKES NO REPRESENTATIONS OR WARRANTIES AS TO THE CONDUCT OF USERS OF THE WEBSITE, APPLICATION OR SERVICES OR THEIR COMPATIBILITY WITH ANY CURRENT OR FUTURE USERS OF THE WEBSITE, APPLICATION OR SERVICES.

YOU AGREE TO TAKE REASONABLE PRECAUTIONS IN ALL COMMUNICATIONS AND INTERACTIONS WITH OTHER USERS OF THE WEBSITE, APPLICATION OR SERVICES AND WITH OTHER PERSONS WITH WHOM YOU COMMUNICATE OR INTERACT AS A RESULT OF YOUR USE OF THE WEBSITE, APPLICATION OR SERVICES, INCLUDING, BUT NOT LIMITED TO, GUESTS, AND HOSTS, PARTICULARLY IF YOU DECIDE TO MEET OFFLINE OR IN PERSON REGARDLESS OF WHETHER SUCH MEETINGS ARE ORGANISED BY SND.

NOTWITHSTANDING SND’S APPOINTMENT AS THE LIMITED AGENT OF THE HOST FOR THE PURPOSE OF ACCEPTING PAYMENTS FROM GUESTS ON BEHALF OF THE HOSTS, SND EXPLICITLY DISCLAIMS ALL LIABILITY FOR ANY ACT OR OMISSION OF ANY GUESTS OR OTHER THIRD PARTY.

Limitation of Liability

TO THE MAXIMUM EXTENT PERMITTED BY LAW, YOU ACKNOWLEDGE AND AGREE THAT, NEITHER SND, ITS OFFICERS, DIRECTORS, AFFILIATES, AGENTS AND REPRESENTATIVES, NOR ANY OTHER PARTY INVOLVED WITH THE WEBSITE, APPLICATION OR SERVICES, SHALL BE LIABLE FOR ANY INCIDENTAL, SPECIAL, PUNITIVE OR CONSEQUENTIAL DAMAGES, INCLUDING LOST PROFITS, LOSS OF DATA OR LOSS OF GOODWILL, SERVICE INTERRUPTION, COMPUTER DAMAGE OR SYSTEM FAILURE OR THE COST OF SUBSTITUTE PRODUCTS OR SERVICES, OR FOR ANY DAMAGES FOR PERSONAL OR BODILY INJURY OR EMOTIONAL DISTRESS ARISING OUT OF OR IN CONNECTION WITH THESE TERMS, FROM THE USE OF OR INABILITY TO USE THE WEBSITE, APPLICATION, SERVICES OR COLLECTIVE CONTENT, FROM ANY COMMUNICATIONS, INTERACTIONS OR MEETINGS WITH OTHER USERS OF THE WEBSITE, APPLICATION, OR SERVICES OR OTHER PERSONS WITH WHOM YOU COMMUNICATE OR INTERACT AS A RESULT OF YOUR USE OF THE WEBSITE, APPLICATION, SERVICES, OR FROM YOUR LISTING OR BOOKING OF ANY SPACE VIA THE WEBSITE, APPLICATION AND SERVICES, WHETHER BASED ON WARRANTY, CONTRACT, TORT (INCLUDING NEGLIGENCE), PRODUCT LIABILITY OR ANY OTHER LEGAL THEORY, AND WHETHER OR NOT SND HAS BEEN INFORMED OF THE POSSIBILITY OF SUCH DAMAGE, EVEN IF A LIMITED REMEDY SET FORTH HEREIN IS FOUND TO HAVE FAILED OF ITS ESSENTIAL PURPOSE.

IN NO EVENT WILL SND’S AGGREGATE LIABILITY ARISING OUT OF OR IN CONNECTION WITH THESE TERMS AND YOUR USE OF THE WEBSITE, APPLICATION AND SERVICES INCLUDING, BUT NOT LIMITED TO, FROM YOUR LISTING OR BOOKING OF ANY SPACE VIA THE WEBSITE, APPLICATION AND SERVICES, OR FROM THE USE OF OR INABILITY TO USE THE WEBSITE, APPLICATION OR SERVICES, EXCEED THE AMOUNTS YOU HAVE PAID OR OWE FOR BOOKINGS OR OCCUPYING A SPACE VIA THE WEBSITE, APPLICATION AND SERVICES, IN THE TWELVE MONTH PERIOD PRIOR TO THE EVENT GIVING RISE TO SAID POTENTIAL LIABILITY, OR AS THE CASE MAY BE THE AMOUNTS PAID BY SND TO YOU IN THE TWELVE MONTH PERIOD PRIOR TO THE EVENT GIVING RISE TO THE LIABILITY, OR A SUM OF FIVE HUNDRED U.S. DOLLARS (US$500), IF NO SUCH PAYMENTS HAVE BEEN MADE, AS APPLICABLE. THE LIMITATIONS OF DAMAGES SET FORTH ABOVE ARE MATERIAL CONDITIONS OF THE BARGAIN FOR EXCHANGE BETWEEN SND AND YOU.

  • Dispute Resolution

You and SND agree that any dispute or claim arising out of these Terms of Service or the breach, termination, enforcement, interpretation or validity thereof, or to the use of our Services (collectively, "Disputes") shall be exclusively settled by binding arbitration as set forth below, except that each party retains the right to seek injunctive or other equitable relief in a court of competent jurisdiction to prevent the actual or threatened infringement, misappropriation or violation of a party's copyrights, trademarks, trade secrets, patents, or other intellectual property rights.

In case of discrepancies between the English and other foreign language versions of these Terms of Service and contents of this site, the English version shall prevail.

    In the event that the Guest fails to remove their items after the booking has ended, Space Next Door will collect the said items from the Host’s premises. The Guest has 30 days to collect their items but if having failed to do so, Space Next Door will dispose of those items at our own discretion. Space Next Door will have the right to retain the Deposit to offset any costs associated with removal and disposal of the items from the Host’s space.

    If the Guest does return to collect their items, Space Next Door will require them to pay any monies owed in the form of the number of days unpaid storage fees, service charge and handling fee. Space Next Door reserves the right to use the Deposit to offset any costs associated with removing the items from the Host’s premises and any excess monies from this will be returned to the Guest.

Upon booking a space, Guests agree for Space Next Door to collect payments for the space on a 30 days recurring basis where 14 days’ notice is required to terminate.

Hosts may also terminate the Booking by providing 30 days’ notice in writing to Guest through Space Next Door their intention to terminate the Booking.



Cancellation made at least 14 days before the move in date: 100% refund (except Space Next Door service fee)

a) 100% of the pre-payment made for the first month rental and the full security deposit amount paid will be refunded if cancellation is made at least 14 days before move in date, not including the day the cancellation request is submitted.

b) Space Next Door service fee is non-refundable.

Cancellation made at least 7 days before the move in date: 50% refund (except Space Next Door service fee)

These host cancellation fees will be waived for your first cancellation within a 6-month period. After that:

More than 7 days before check-in: You'll be charged $50 per cancellation.

Within 7 days of check-in: You'll be charged a $100 fee for reservations canceled within 7 days of check-in.

Any applicable cancellation fees are automatically deducted from your next payout.

  • What is Space Next Door's Extenuating Circumstances Policy?

    If a host or guest needs to cancel a reservation, it’s their responsibility to cancel as soon as possible. At times, certain circumstances outside of a host or guest’s control can impact their ability to meet the terms of a reservation.

    In rare instances, if Space Next Door determines that a Guest’s reason for cancellation falls within Space Next Door’s Extenuating Circumstances Policy, Space Next Door may override the Host's cancellation penalty policy and make refund decisions. If Space Next Door determines that a Host’s reason for cancellation falls within Space Next Door’s Extenuating Circumstances policy, Space Next Door may waive the host cancellation penalties outlined in it.

    What might be covered?

    Valid extenuating circumstances include:

    • Unexpected death or serious illness of a host, guest or immediate family member

    • Serious injury that directly restricts a guest’s ability to travel or a host’s ability to host

    • Significant natural disasters or severe weather incidents impacting the location of destination or location of departure

    • Severe property damage or unforeseen maintenance issues that directly impact the ability to host safely

    • Government-mandated obligations issued after the time of booking (ex: jury duty)

    If you need to make a claim:

    Claims can only be considered after a reservation has been cancelled. Once you have informed your host or guest and cancelled a reservation, if you feel that your reason for cancellation is covered by Space Next Door’s Extenuating

    Circumstances Policy, contact us at help@spacenextdoor.com for consideration. We generally require claims to be submitted no later than 14 days from the original check-in date and we may require valid supporting documentation.
